Why Emotional and Visual Appeal Help to Sell Homes!

Staging works because people buy their homes on emotions. They buy a home that “feels” right, and how they react to any given home will determine their level of interest. The days of just listing a home, sticking a “for sale” sign in the front yard, doing some clean-up, and hoping for a quick sale is disappearing. Today’s buyer does not want to replace, repaint, or remodel. There are plenty of homes out there competing with your clients’ homes that do not need anything done to them, that show extremely well—both in Internet marketing photos and in person—and that attract a large number of showings because of their emotional and visual appeal. These are the homes that will sell faster and for top dollar. These are the listings that have a competitive edge.
In the sample photos are examples of why in today’s real estate market you should never try to sell a house vacant. There is no point of reference as to how furnishing will fit. Buyers have nothing to captivate their eyes, not to mention NO sense of home is felt in an empty room.
In fact, 95% of all home buyers simply cannot envision themselves and their belongings fitting into the space. So home sellers who attempt to sell the home empty have to rely on the 5% that can see the potential, the layout and how the rooms are to be lived in. Again buyers need to feel the connection of home and all that it represents before they can connect to it and buy it.
Now, what about those occupied and well lived in homes. Home sellers can take a cue from model homes when it comes to positioning their homes on the real estate market. The key in helping their salability is to detail clean, freshen up, update, repair, pack away, neutralize, and then showcase a lifestyle many buyers can see themselves living in. Remember home buyers don’t just buy a building they are buying their FUTURE. They need to be certain that this home is right for them, their families and lives.
Home Sellers need to show them a lifestyle they can relate to. Every home and every family is different in the way in which we live in our homes. But when selling a product like a house, it is essential to market and position it to show in its best light. That’s why hiring a professional home stager can be an asset to your marketing team.
