Turn Your Clocks Back

It is time to fall back and reset your clocks. It is a new occurence for households in Indianapolis to turn their clocks back.
This is the first year Hoosiers have observed Daylight Savings Time. It doesn’t bother me one way or the other. I guess I would rather have the extended time in the evening. I love the winter; I just don’t like it when it gets dark at 4:00 p.m.
The bonus is you get an extra hour of sleep. Until Spring, that is! Then you have to give it back.
Now, I have to remember my family in Arizona, where they don’t change time, is only two hours behind Indiana.

Indianapolis Arts Garden

The Artsgarden in Indianapolis sits atop the intersections of Washington and Illinois Streets in downtown Indianapolis. The Artsgarden connects the Circle Centre Mall and the Embassy Suites. 
The seven story structure is glass enclosed where you can capture an amazing view of the city. Offering over 300 free concerts a year, the Artsgarden is operated by the Arts Council of Indiana. Visit the Cultural Concierge desk to learn more about arts in Indianapolis or to obtain more information and tickets to performances.

Church On A Hill

They recently completed the round-a-bout at W Morris and Raceway Rd in Wayne Township. I like round-a-bouts and believe they will help with the traffic movement on 100S. They already make a difference at this intersection. What used to be a long wait at the traffic light is now a smooth turn. The problem is, there is no where to stop and get pictures.
This church on the corner of the intersection is a favorite of mine to photograph. I’ve never been able to get a good picture until this week.This was a good week for taking pictures on the move. I did have to use the straighten tool on my photo editor. I can’t drive and take straight pictures.

A Red Barn

I know many believe this picture exemplifies all Indiana is. I have lived in places like California and Arizona and the perception of Indiana is………….

I love this picture! Believe it or not, it’s not something I see everyday!
I captured these photos while driving. I wish they all turned out so well!

A Contract is a Contract….or Not

Yesterday I stopped by to see some clients who bought a home which closed in August. They are settling in, getting their new home in order and loving it. As the old saying goes, If Momma ain’t happy, nobody’s happy. Same applies to my clients. if they are not happy – neither am I.
This particular client listed their previous home with me after they closed on their new home. It’s a great home for the perfect buyer. The location has made it difficult to sell since it is about 30 miles outside of Indianapolis in a small town where real estate does not move quickly. We have had one showing in two months.
We looked at all the comparable properties, time on market and they knew when they signed the listing contract, it was not going to be easy or fast. We signed a four month contract…….I only sign four month contracts!
As a Realtor whose concern is maximizing my clients investment, we talked about offering additional financing options. I expalined the difference between a Contract for Sale and Lease-Option and we decided to offer additional financing terms to move the property. I believe these options offer him a better return on his investment.
As we are approaching winter, having the heat and utilities on is mandatory and adds to the cost of carrying this home. We talked about the costs, then he asked me when our contract expires. He has a friend who may be moving back to Indianapolis and may be interested in renting the home.
He was surprised and relieved to hear I would let him out of his contract if his friend does want to rent the home or if he finds another tenant. In the interest of what is best for my client, this is the solution. Whether he has a short term or long term tenant, someday, I will sell his home. Until then, his current costs to carry this home will be eliminated if his friend rents the home. If he finds a tenant before I sell the property, he does not have to worry about whether we are in a contract.
I don’t believe in holding people to a contract when it is not in their best interest and marketing is not moving the home. It doesn’t make sense to keep him chained to a contract term under such conditions.
